AMC's Servicing Quality Control offering consists of loan-level testing for all servicing functions. Our testing scripts mirror Agency servicing guides and timing requirements and are supported by external legal and compliance experts. Servicing quality control ensures transparency in servicing operations and helps servicers avoid regulatory problems, potential compensatory fees, and satisfy Agency/CFPB audit requirements.

Servicing Quality Control efforts also include servicing advance verification, remittance and custodial account reconciliation, MERS® quality assurance, and loan boarding quality assurance. Servicing Quality Control solutions can be provided in parallel with servicer oversight and consulting services to provide clients comprehensive visibility of their servicing or their sub-servicer's performance.

AMC's conducts servicing quality control reviews to fulfill the quality control and oversight requirements of Fannie Mae ("FNMA"), Freddie Mac ("FHLMC"), USDA Rural Housing ("USDA"), Veterans Administration ("VA"), and Client specific testing criteria. Consumer Financial Protection Bureau ("CFPB") requirements are integrated into testing programs providing clients visibility into compliance on performing and non-performing loan functions. AMC's reporting packages trend servicer and sub-servicer performance over time by testing category, issue type, and severity.

Sampling

AMC works with clients to understand the universe of servicing activity completed within a given sample period. We conduct statistical and percentage-based random sampling to comply with FHA, GSE, and client defined requirements. AMC coordinates with clients to retrieve required documentation necessary to perform the review; often with access to the client's or sub-servicer's servicing system.

Loan-Level Reviews

AMC loan-level reviews evaluate loan servicing performance across each servicing discipline. Performing loan examinations assess performance from the moment the loan boards to the platform. Specific testing includes but is not limited to new loan setup, tax and insurance administration, periodic statements, escrow analysis, payment processing, customer service, servicing transfer, and mortgage insurance administration. Clients also engage AMC to perform non-performing loan reviews evaluating servicer performance with scopes of review including but not limited to borrower outreach, property preservation, loss mitigation administration, foreclosure, bankruptcy, claim preparation and filing, and fee and corporate advance compliance.

AMC reviews and reconciles tens of thousands of loans per month supporting clients; large and small.
